ANNUAL RENT INCREASE FREE SECTOR MAXIMIZED AND BETTER ACCESSIBILITY TO THE HOUSING MARKET

Minister of the Interior and Kingdom Relations is taking measures to make the housing market more accessible to starters and people with a middle income. The minister is maximizing annual rent increases for the free sector, wants to introduce a buy-back protection and will make it possible to extend temporary lease contracts temporarily.

 

Maximum annual rent increase

The annual rent increase in the free sector is limited to inflation + 2.5%. This maximization ensures that tenants in the private sector also know where they stand and that they will not unexpectedly experience rent increases. The maximum annual increase in rent is thus aligned with tenants of a social rental home. A bill is being prepared to make this possible.

 

Purchase protection

Municipalities will be given the opportunity to introduce buying protection in neighborhoods where necessary. This is to prevent affordable owner-occupied homes for middle-income buyers from being bought by rental investors. It also prevents the liveability of a neighborhood from coming under pressure because all owner-occupied homes are bought. A bill is also being prepared for this.

 

Temporary lease contracts possible for longer

A regular temporary contract can now be concluded only once. It is being examined whether it is possible to extend by one or two years to a maximum period of three years. A bill is being prepared to make this possible.
